Mudeford café seeks planning change
A variation application has been submitted for the Beach House Café in Mudeford, seeking to amend a noise management condition attached to approved plans for a permanent café building.
The application relates to a permission granted in December 2022 for a single storey café, intended to replace the existing open air structure on the site.
That approval included a condition requiring a noise assessment and mitigation scheme to be submitted before any development could begin.
It also included a time limit stating that development must start within three years, which means the permission will expire on December 22, 2025, unless work has already begun.
In October 2025, separate plans were approved for a one storey café with a central open air section, covered by a canopy in winter, and a decked seating area facing the harbour.
Most elements of those plans had already been approved under the earlier permission, meaning the applicant can currently choose which scheme to build.
The new application seeks to change the wording of the noise condition so it matches the later approval, requiring it to be met prior to first use of the building.
If agreed, both permissions would carry the same requirement, allowing the project to move forward under a single set of conditions.
It is understood the aim is to deliver a new permanent café building on the site by Easter 2027.
